Short definitions of the terms you will meet as a short-term rental owner.
- ADR (average daily rate)
- The average price you earn per booked night. Total room revenue divided by the number of nights sold. Pricing →
- Channel manager
- Software that keeps one calendar and one set of prices in sync across Airbnb, Booking.com and your own site. Worth it from roughly two platforms or several units. Remote Ready →
- Cleaning fee
- A fixed fee per stay that covers cleaning and laundry. Keep it in proportion to the nightly price, or guests book elsewhere. Pricing →
- Co-host
- A person who helps run a listing on your behalf, with access to messages and the calendar. Often the local team lead in a remote setup. Remote hosting →
- Dynamic pricing
- Prices that change automatically with demand, season and events, set by a pricing tool or the platform. Pricing →
- Occupancy rate
- The share of available nights that are booked. 20 booked nights out of 30 is an occupancy rate of 67%. Results →
- RNT
- Registro Nacional de Turismo, Colombia's national tourism register. Tourist rentals must be registered before they operate, and renew every year. Colombia →
- Response rate
- The share of new inquiries and booking requests you answer within 24 hours. Superhosts need at least 90%. Remote hosting →
- Self-check-in
- Guests enter with codes or a lockbox, without meeting anyone. Essential when you host from abroad. Remote hosting →
- Superhost
- A status Airbnb gives hosts who meet four criteria over the past 12 months: a 4.8 rating, a 90% response rate, fewer than 1% cancellations and at least 10 stays. Home →
- TRA
