From July 2025, owners needed a national registration number before they could advertise. Legal sources report that the Supreme Court annulled that national registry in May 2026 because it overlapped with regional powers. What remains is the regional tourist registration (names like VT, VFT or HUT, depending on the region), which must appear on your listing.
What do platforms check?
Under EU Regulation 2024/1028, platforms such as Airbnb and Booking.com must collect registration numbers and share host data with authorities. Listings without a valid registration can be removed.
Are there local limits?
Yes. Some cities and communities restrict new licenses or require permission from the owners' association of the building. Barcelona issues no new tourist licenses and plans to phase out existing ones by November 2028. Check your city before you buy or list.
